Are you purchasing a property with a private drainage system such as a septic tank? For peace of mind, and to avoid potentially substantial costs down the line, it is essential that a private drainage system be surveyed for functionality and compliance with current legislation as part of the house-buying process.
We can help with assessing the functionality of the system and offer both a basic visual inspection service, and a comprehensive inspection service involving emptying the tank.
A visual inspection involves checking the external condition of the tank, manhole covers, and access points, looking for any signs of damage, cracks, or leaks. It's also crucial to examine the area around the tank and drainage field or discharge point for any signs of effluent leakage or unusual vegetation growth, which might indicate problems underground.
Next the depth of the sludge and scum layers inside the tank will be assessed. Too much accumulation can lead to blockages and system failure. This also helps determine if the tank has been regularly maintained and pumped.
If you have opted for our comprehensive survey, the septic tank will then be emptied to enable a detailed inspection of its internal workings, inlets, outlets and pipework.
